7. Manage and participate in the day-to-day operations of facilities which include, but not limited to facilities maintenance, move coordination, security and space planning

12. Responsible for the overall coordination of fire safety and schedule fire drills as required by local codes

Must be available after hours and on weekend for emergencies and other unscheduled situations and events
14. Manage the timely delivery of facility projects, i.e., moving, space planning, property management internal service, energy management, ergonomics, recycling; This is a hands-on position
15. Manage projects with fiscal responsibility tied to financial results, cost control, corporate occupancy objectives
16. Manage and provide recommendations on long range facilities planning, security and safety management
17. Develop policies for SMC facilities which include compliance requirements, license applications, safety, injury and illness prevention, including training for employees
18. Supervise all maintenance work and repairs of HVAC, electrical, janitorial, etc.; other duties as assigned
Job Summary
The Construction Manager is responsible for the coordination and execution of regular maintenance work. Responsible for ensuring site safety is maintained according to the safety plan, maintaining the daily progress goals, ensuring installation quality is monitored during the entire service period, and communicating to Project Managers. The Construction Manager must be ready to take on unique challenges daily, with the responsibility of keeping a project on schedule and on budget. Acts as the Company's representative when dealing with vendors, subcontractors, local authorities, and other stakeholders.
Essential Duties and Responsibilities
•Responsible for communicating and upholding safety culture and safety policies and procedures throughout the project
•Works with Procurement in scope of work development and the solicitation and pre-qualification of Subcontractors and Suppliers. Responsible for all technical evaluations of bid proposals and overall scope ownership
•Prepares and manages construction schedule and daily planning of work
•Be intimately familiar with Subcontractor scope of work, Subcontract agreements, and design drawings, for the ownership of construction execution on time and within budget
•Responsible for subcontract pay applications reviews and approvals
•Coordinates with Quality Control and Document Control to ensure the timely review and processing of, shop drawings and required submittals in a timely manner
•Coordinates submittals and RFI's with responsible design professionals
•Coordinates, communicates, and documents changes in scope of work. Responsible for capturing and communicating any schedule, quality, or cost associated with changes
•Coordinates with the Superintendents and Quality Control all required testing and documentation is planned and completed correctly
•Ensures Quality is upheld daily and punch lists are generated and completed in a timely manner
•Assists in preparation of all project status reports
•Other duties as assigned
